Our
inspector, Stephen E. Shelton has over 34 years of experience inspecting
residential and commercial properties throughout the Bay Area. Stephen is
a certified ASHI and FABI home inspector and a
Certified Termite Inspector.

Full Home Inspection
Our home inspections are extremely detailed
including pictures and narratives of the inspector’s findings that need to
be brought to your attention. The
report will include findings related to electrical, plumbing, roofing,
structural, foundation, appliances, outlets, sprinkler systems, windows,
doors, pool pump, pool deck, and much more.
Prices for these inspections are based on the inspected square
footage and can be given over the phone prior to scheduling your
inspection(s).
Insurance Inspections
4 Point Inspection
A
4 Point Inspection is typically required by your insurance company when
purchasing a new policy or upon renewal for all homes over 50 years old
(it can also be required for some homes over 30 years).
The 4 Point Inspection is a very different than a home inspection.
A home inspection tells you, the buyer, the condition of the
home. A 4 Point, tells the
insurance company the type of plumbing, electrical, roof, and HVAC
system within the home. The
insurance company uses this information to underwrite your policy.
Wind Mitigation Inspection
A
Wind Mitigation Inspection is to determine if the home has any of the
approved wind resistant features, which can provide discounts off of your
homeowners policy. During the
inspection, the inspector looks at the roof covering, roof deck
attachment, roof-to-wall attachment, roof geometry, gable end bracing,
wall construction type, secondary water resistance and openings
(windows/doors). This
inspection is typically performed on single-family homes but can also
provide discounts for condos and town-homes in some situations.
Discounts as a result of this inspection can range from $250 -
$1,000 or higher.
Roof Certification Inspection
As of
8/1/10, Citizens and other insurance carriers are now requiring a Roof
Certification to determine if the existing roof has at least a 3-year life
expectancy remaining. This
inspection is required for all homes in Florida over 25 years of age and
must be provided to obtain a new policy or to renew an existing policy.
